What a Real Buyer Looks Like

By the time you're ready to sell your park, you can read a camper pulling in the gate in about ten seconds. You know who's going to be easy, who's going to need help backing in, and who's going to be at the office in an hour with a complaint. That instinct took years to build.

What a serious buyer does

What a less-serious buyer does

The other kind tends to run the opposite playbook:

  • Pressure and urgency, pushing you to decide before you've had time to think.
  • Vagueness about money, where the funds are always coming but never quite shown.
  • Reluctance to put things in writing, preferring handshake energy over clear terms.
  • "Trust me" instead of proof, treating your reasonable questions as if they're insulting.
  • That 3 AM energy, the odd-hours, low-effort outreach that treats your life's work like a quick flip.

Again, none of these alone proves bad intent. But together they paint a picture, and it's not the picture of someone you want to spend three months in a deal with.

You don't owe everyone your time equally

Here's the mindset that protects you. Most people who reach out are sincere, and you don't need to be cynical or suspicious to sell well. You just don't owe your time and your park's confidential numbers equally to everyone who sends a message.

Qualify first, then invest. Find out whether someone is real, funded, and ready before you start opening your books and rearranging your schedule for them. The good buyers won't mind in the least. Proving they're serious is something they expect to do.

And that's the tell that pulls it all together: a real buyer is happy to prove they're real. The ones who bristle when you ask are usually answering the question for you.
