There Are No Two Campgrounds Alike—So Why Are We Valuing Them Like There Are?

No two campground businesses are identical. Site mix, location, utilities, income, labor, amenities, and expansion can all change value.

One of the most common shortcuts in campground valuation is comparison.

A park sold for a certain amount. Another park has a similar number of sites. Therefore, someone concludes, the second park should be worth about the same.

It sounds reasonable until you look at the details.

Are both parks on municipal water and sewer? Do they have the same mix of transient and seasonal sites? Is one waterfront? Does one include cabins, a store, storage or an owner's residence? Are the roads, electrical systems and utilities comparable? Does one sit near an interstate, national park, major tourist attraction or destination community?

And, most importantly, do they generate the same adjusted cash flow?

Campgrounds are unusually individual businesses. Their histories are different. Their guest bases are different. Their labor structures are different. Their opportunities are different.

Even properties in the same market can produce very different results.

Comparable sales can be useful, but only when the comparison is thoughtful. A campground hundreds of miles away with different revenue streams, different infrastructure and a different operating model may tell you much less than people assume.

That is why cash flow is so important. It provides a common financial language. But even cash flow requires interpretation. Adjustments must be legitimate. Deferred maintenance must be recognized. Capital needs must be understood. Future upside should be evaluated realistically.

There is no shortcut that replaces learning the property.

No two campgrounds are alike. The valuation process should acknowledge that from the beginning.

If someone tells you what your campground is worth based on one distant sale and a site count, ask what else they know about the business.
