The Discount Nobody Tells You About

Messy records quietly cost owners real money at closing. It's also the one thing you have the most power to fix.

When owners think about what affects their sale price, they think about location, amenities, occupancy, the condition of the sites. All of that matters. But there's one factor that costs owners money all the time, and almost nobody warns them about it: their paperwork.
Today's buyers expect clean books. And when they can't get a clear picture of your numbers, they don't give you the benefit of the doubt. They discount the price to cover the uncertainty.

Why uncertainty becomes a discount

Put yourself in a careful buyer's shoes. They're about to make one of the biggest purchases of their life. They ask for financials, and what comes back is incomplete, inconsistent, or "mostly in the owner's head."

They're not going to assume the best. They're going to assume risk, because every gap in the records is something they can't verify. And the way buyers price risk is simple: they lower their offer. So your messy books don't just slow the deal down. They literally come out of your sale price.

The frustrating part is that this discount often has nothing to do with how well the park actually performs. A great park with disorganized records can sell for less than a comparable park with clean ones.

What buyers actually want to see

You don't need a finance degree to fix this. You mostly need things gathered, organized, and consistent. The core list:

  • Profit and loss statements, ideally for the last few years, not just the most recent one
  • An occupancy and site-revenue breakdown, so a buyer can see where the money comes from
  • A clear expense list, which also lets the real personal or one-time expenses be added back so your true cash flow shows
  • Reservation and booking data, to show the demand behind the numbers
  • A list of capital improvements, so the work you've put in is visible and credited

When a buyer can see all of that clearly, two things happen. The uncertainty discount goes away, and the deal moves faster because they're not stuck waiting and wondering.

This applies even to small, owner-run parks

If you're an owner who runs the place by feel, knows every number in your head, and has never needed formal reports, this is exactly the situation that costs the most. "It's all up here" is not something a buyer can underwrite. Getting it down on paper, even simply, often pays for itself many times over.

You can't control interest rates. You can't control what a buyer's bank is charging them. But you can control whether a buyer can clearly see what they're buying, and that's one of the highest-return things you can do before you ever list.
