Stop Buying the Spreadsheet and Start Buying the Business

Financial models are important, but campground buyers also need to understand operations, guests, labor, location, and opportunity.

Spreadsheets are useful. They help buyers compare debt, cash flow, expenses and potential returns. But a spreadsheet is a tool—not the campground.

We sometimes see buyers become so focused on making the model work that they stop asking how the business itself works.

Who are the guests? Why do they choose this campground? Which sites sell first? How seasonal is the operation? How much of the revenue depends on the current owner's personal involvement? What work is being performed by family members? What improvements are needed? Which amenities generate income and which simply support the guest experience?

Those questions are not soft questions. They affect the numbers.

A buyer who assumes a standard expense percentage without understanding the operation may overstate or understate costs. A buyer who assumes every additional acre represents expansion may assign value to land that cannot be developed economically. A buyer who ignores owner labor may discover after closing that the business requires another employee.

The opposite can happen too. A buyer may dismiss a campground because the current operation does not maximize rates, cabins, storage, seasonal demand or ancillary income. The spreadsheet shows today's business, but the property may contain tomorrow's opportunity.

That is where informed imagination matters.

The goal is not to justify any price. Buyers should be disciplined. But discipline means understanding the assumptions behind the model, not simply trusting the model because it produces a precise number.

Before buying the spreadsheet, buy the story of the business. Verify it. Test it. Walk the property. Ask questions. Understand where the money comes from and where it goes.

Then let the spreadsheet help you decide.

A campground acquisition should make sense on paper and on the ground. Campground Marketplace helps buyers connect those two views.
