A Campground Is Not Just Commercial Real Estate

Campgrounds combine real estate, hospitality, operations, and development potential. That is why traditional commercial underwriting alone can miss the story.

Posted: September 8, 2026

A campground may be bought and sold with real estate attached, but treating it exactly like an apartment building, warehouse or strip center can lead to the wrong conclusions.

The difference is the business.

A traditional commercial property may be valued largely around leases, rents, occupancy, expenses and market capitalization rates. A campground has those financial elements, but it also has daily operations, guest experience, seasonality, labor, transient and seasonal customers, amenities, ancillary income and future development potential.

Two campgrounds with similar revenue can operate very differently. One owner may perform much of the maintenance personally. Another may employ a full staff. One park may include cabins, storage, a store and premium waterfront sites. Another may rely almost entirely on seasonal site rent. One may have 40 acres that can realistically be expanded. Another may have attractive acreage that cannot support additional sites without major infrastructure investment.

Those differences matter.

This is why a generic commercial format can be dangerous when it becomes the only lens used to evaluate a resort property. A buyer may apply an expense ratio that does not reflect the actual operation. A seller may compare their property to a sale hundreds of miles away without understanding the differences between the businesses.

Campground valuation requires context. How does the property earn its money? What does it cost to operate? Which expenses will continue under new ownership? What is the condition of the infrastructure? What drives demand? What opportunities exist that are realistic rather than theoretical?

Most importantly, what will the business produce for the next owner after debt service and operating costs?

Commercial real estate principles still matter. So do financing fundamentals, cash flow and risk. But a campground deserves an underwriting format that recognizes what it actually is: an operating resort business tied to real estate.

The better the buyer and seller understand that distinction, the better the conversation becomes.

The Campground Marketplace specializes in campground and resort transactions because these properties do not fit neatly into a generic commercial real estate box.
