The park manager on site takes care of the barn and horses as well and would love the opportunity to stay on! Currently 7 horses will convey with the property including at least 7 saddles with tack for each. Trail rides are offered year round up to 4 times per day. It is a popular attraction and a very profitable & growing business. Trail rides are throughout the 1.75 miles of the beach and a longer ride does 1,000 foot water crossing to the island and back. The 21 wild Spanish horses are often seen on the rides and near the campground which is a huge hit for the guests! There is great fishing on the property as well as all around the park. The canoeing/kayaking amenity creates additional revenues, too. A 50 x 50 foot fenced dog park is free to guests and was added in 2020. The Visitor Center & Gift Shop offers ice, firewood, soft drinks, bug spray, suntan lotion, shirts, hats, beach & swimming accessories, and other vacation essentials.


Sites
The park is situated on 74+/- acres. Expansion possibilities are on the beach lots that encompass approximately 52+/- acres. The engineering studies that have been done are documented that there is enough septic capacity on the beach to add up to 174 additional full hook-up campsites, etc. The park has a total of 62 RV sites. 8 of the sites have water/electric tent sites which are almost finalized. There are dozens of primitive camping sites on the beach. 62 sites have 30 AMP & 50 AMP electric services. 14 of the sites are pull- thru and 48 of the sites are back-ins. 26 of the sites are currently FHU and 36 of the sites have W/E. There is a dump station on site. There are 2 new septic tanks that are currently being installed. Also a new high capacity 4” submersible pump well was installed December 2020. The main season is from April 15th through October 15th but is open year round. March and October months are great added revenues and do a decent business in the winter months that has increased every year. The clientele comes from several sources and have everything from overnight guests, monthly and some annual customers. For most of the summer the monthly to annual customers are booked for 2021. As the peak season approaches, the reservations will increase.
