his family-owned boutique Park with its 9 cabins, 19 RV sites, rental boats and large marina is situated on one of the deepest coves on a large and beautiful lake that offers 160,000 acres of water for fishing, boating, swimming, skiing, and all types of recreation! The park has 9 rental cabins ranging from a studio to 3 bedroom models with the variety of price ranges. The cabins will accommodate large family reunions and small groups of fishermen, families, or couples out for the weekend. Many of the cabins have views of the lake from their decks. Each cabin has a complete kitchen area, and a fire pit and barbeque to enjoy the outdoors. Cabins are fully furnished with heat and air conditioning for changing seasonal weather and have satellite TV service for those rainy days at the lake. Housekeeping is done with seasonal temporary workers. The housekeeping section of the bathhouse has storage and a laundry room with 2 washers & 3 dryers to handle the laundry. There are two shower rooms and guest laundry with coin operated washer and dryer for our guests’ convenience.

The park has 6.5 acres with room for expansion by making new overnight spots or converting existing RV sites to cabins. There are currently 18 RV sites, many occupied by the same clients for years. 4 sites have 50 Amp service; the remaining have 30 Amp service. Seventeen sites are on annual leases and 1 is a nightly pull through rental site with 50 Amp service. There are 4 primitive tent sites close to the beach with level sites and fire pits to enjoy the nights. There is a bathhouse with showers and a coin operated laundry for clients use.

The office/grocery/bait house is located on the water, with THE prime view of the marina and Bay. A detailed booking system allows for tracking all cabin, RV site, and boat rentals at your fingertips. If your guests forgot something, no worries! The store is equipped with snacks, basic groceries, ice, drinks, wood, etc… and the bait house offers fishing supplies, and bait for the various kinds of fish in the lake. The park has a beautiful white sandy beach where kids romp and play in the water, while parents sit in the shade of large oak trees. Your guests will enjoy the outside deck where they can enjoy listening to music & karaoke!

The park has a lighted 80 boat marina with 68 newly constructed modern covered steel boat slips (53 are rented annually), 8 cabin slips, and the remaining slips are rented seasonally. Each slip has its own power plug to ensure that batteries are charged for the next day’s exciting activities. One older section of dock with 14 slips is slated for replacement to a covered steel dock with 16 slips. There is an approved TVA plan to replace this section of dock with eight (8) 30’ and eight (8) 26’ slips. Marina lights are on sensors to come on at dusk and off at dawn. Our new 12’ wide boat ramp makes for easy launching and recovery of clients boats. The on dock gas pump sells marine grade non-ethanol gas, which is serviced by an 1100 gallon fuel tank on shore. We have a great indoor fish cleaning house which is used regularly for those daily catches. The additional 3 slip courtesy dock allows clients to dock and shop at the store and bait house. Our seven rental boats (four (4) pontoons and three (3) fishing boats) launch from this dock. All boats were very popular during the season with 184 rentals in 2018.

The home is located in the center of the park with a fenced yard for the dogs. On the main floor it has 2 bedrooms, 1 bath, kitchen, living room with a fireplace and large family room opening onto a deck facing the lake. The basement is unfinished, with a ¾ finished bath and opens into a 2 car carport under the family room.

Other Infrastructure
The park’s water supply is delivered by a state certified well. The owners are certified well operators and do the daily well testing, as well as monthly compliance reports to the state. The state sends out inspectors for the state-mandated annual review. There are nine (9) septic systems on the park to provide sewage disposal for the park. These are all pumped and checked on a rotating schedule.
